We get this a lot, usually when we put out progress pictures on Facebook or our Blog updates.
Please don't be offended when we tell you we can't just give you a price over the phone or in an email, it's not us being evasive about giving out a price. There are a couple of very good reasons we don't just throw a price out.
1. The progress and final pictures we put out belong to real people and real customers and what they paid for their Garage conversion, extension or garden room is a private financial matter and if you too become a customer then i'm sure you would appreciate the same discretion.
2. Our buildings and conversions are not one size fits all or an off the shelf item, they are built from raw materials to your size, specification and budget. The price varies massively depending on things like, the ground it's going on, distance from the main house for power supply and cable gauge required, access to the area, end usage, if it's going to be a gym we use a different sub floor or bigger joists than if it's going to be a home office or salon and so on.
So if we request a lot more information or a site visit it's because we don't just guess at prices, we price it just for you and the price we agree is the price you pay.
Permitted development rights allow certain building work to go ahead without needing full planning permission, as long as it meets set conditions on size, position, and impact on neighbours. Converting an existing garage into living space is usually covered, since the work is internal and doesn't enlarge the building or change its footprint. These rights can be restricted or removed by an Article 4 direction, a planning condition on some newer estates, or if the property is listed or in a conservation area, so it's always worth checking with your local council before starting work. Even where permitted development applies, the job still needs to meet building regulations for structure, insulation, fire safety, and ventilation.
As of 2026, a single garage conversion in the UK typically costs between £8,500 and £15,000, with most homeowners paying around £10,000–£20,000 for a standard 2.5 x 6m (15m²) integrated or attached garage, roughly £1,440–£1,920 per m² for a standard finish.
Costs rise for a detached garage since electrics and heating need to be run out from the main house along with additional insulation usually required as all walls are external walls.

Converting an integral or attached garage into living space usually falls under permitted development, since the work is internal and doesn't extend the building's footprint or alter the driveway or front elevation. You will need full planning permission if your home is listed or in a conservation area, or the property has an Article 4 direction or planning condition removing permitted development rights, which is common on some newer estates built to protect off-street parking.
A garden room in the UK can be anywhere between £15,000 and £50,000 in 2026, with most professionally installed, mid-range builds landing around £15,000–£20,000 for a15m² standard space.
Bespoke, fully insulated garden rooms built for year-round use start from around £20,000 upward.
Per square metre, expect £1,200–£2,500 — the higher end reflecting insulation, double glazing, electrics, Bi-Folds and interior finishing.
